Finding your dream home without the dream house price tag is possible.  Here are a few tips on how to maximize your value.

DeSoto County offers amazing properties, locations, and prices. To narrow your real estate wants and needs, we want to provide you with options across the spectrum from mainstream properties to alternative possibilities to showcase everything an area has to offer. We want you to have all the options in front of you before making one of the biggest decisions of your life. Here are a few things we suggest considering to keep an open mind:

  • Explore an older neighborhood. Homes in these areas can be perfect for a new family.  Established neighborhoods offer great benefits with mature trees and great neighbors.

  • Find a fixer-upper. The home improvement shows that are on tv now are more popular than ever.  So put those Pinterest boards to use, and don’t let first impressions shy you away from cosmetically unattractive properties. We can quickly assess if your dream property is hiding beyond simple and inexpensive projects like repainting, revealing hardwoods, or replacing dated hardware with something new. It might seem overwhelming initially, but we also have plenty of professionals on our team who can help make your dreams a reality!

  • Take on a home with a ‘major’ defect or that would be considered “in distress.” These properties are less likely to receive multiple offers or bids over the asking price, which is a huge advantage when looking for a deal in this area. If repairs and related costs are within your reach and you are willing to commit to a renovation project, this type of property may be a great option. Even loans support rolling the repair costs into the loan amount, so you have no additional out-of-pocket expense. We can help you explore the “rehab” loans that are available in this area.

The Need-to-Know on Home Financing

 

You've found THE house.  Now, you go to the bank and...SCREEEEEEECH - REJECTED! What just happened was a scenario many homebuyers face, and they come away defeated and discouraged. So don't let that happen to you! Let's look at this checklist to make your experience the best!

Financing

Get Pre-Approved

​

  • Speak with at least 2-3 lenders and get pre-approved for a loan.

  • Work backward by letting your lender know what you want your monthly payment to be and find out what “price range” that puts you in. Qualifying for the most you can doesn’t always work with your goals.

  • Find out what you can afford to buy and how much of a down payment you will need.

  • Discuss finance options with your lender. Ask for a few options for getting the biggest bang for your buck with your down payment. For example, paying for some debt may be better than putting all the money down on the loan.

  • Understand how the loan officer is paid and what loan fees you will be responsible for.

 

Work on Your Budget

​

  • Put together a budget based on your projected monthly payment.

  • Don’t forget property taxes, insurance, and ongoing maintenance costs for the home. Think P.I.T.I. Principal, Interest, Taxes, and Insurance.

Get a Pre-Approval Letter

​

  • Ask your lender to prepare a pre-approval letter that your agent can submit with your offer. Having a pre-approval makes your offer 100 times stronger.​

  • An offer without a pre-approval letter is unlikely to be taken seriously by a seller. With the market as crazy as it is today, we want to take advantage of every opportunity to make yours stand out.

Prepare Your Cash to Close

​

  • Understand how much cash you will need to close.

  • Ask your lender for a statement that breaks down the estimated transaction costs.

  • Document all money transfers and don’t open any new credit lines until the home is closed. This includes large purchases (like furniture), credit cards, or car loans.
